STANDARD HOME SPECIFICATIONS

OWNER is hereby advised that all dimensions hereinafter referred to are approximate. CONTRACTOR shall make every reasonable attempt to construct the subject property in strict adherence to the below specifications and plans

The HAND-OF-HOUSE ( garage side of the home to be built herein), the exact placement of the house and the IMAGE or MIRROR IMAGE (right or left hand floor plan) shall be at the sole and exclusive discretion of the CONTRACTOR

The CONTRACTOR will make every reasonable attempt to construct the dwelling unit as the OWNER requests on the building lot; but further reserves the right to change and or reposition the dwelling unit as proper construction techniques and cost effectiveness dictates. For example, if the CONTRACTOR strikes rock while excavating ( or for any other reason), the CONTRACTOR may reposition the dwelling unit.

I. EXCAVATION

1. All excavation required to strip up to 12,000 square ft. of top soil and remove it from work area.

2. Dig basement, backfill said basement when ready, and perform rough grading of all areas which have bee disturbed by CONTRACTOR.

3. All topsoil shall be pushed from the work area and stacked for reuse in final grading. If additional top soil. Or fill is needed OR must be removed from the work site, the additional cost shall be paid by the HOMEOWNER.

If rock and/or water is encountered during excavation, the additional cost shall be paid by the HOMEOWNER. All final grading will be at the sole and exclusive discretion of the contractor. Any grading ordered by the HOMEOWNER shall be at the sole expense of the HOMEOWNER.

4. Finish grading, raking of the disturbed areas of the lots shall be provided.

II ROCK CLAUSE

The cost of erecting this house does not include the excavating of rock by dynamite or any other means. In event rock is encountered in excavating the basement or sewer or water or utility line and dynamiting or any other means is required to remove the said rock;HOMEOWNERS shall defray any additional charge for removing said rock by CONTRACTOR at CONTRACTORS invoiced cost.

III. DRIVEWAY

This home shall include a driveway with the following standard widths.

1. One car garage driveway shall be approximately 12 feet wide.

2. Two or more car garage driveway shall be approximately 20 feet wide.

3. Driveway shall be macadam.

IV. BASEMENT AND FOUNDATIONS

1. Basement to be 8'-2" Superior walls.

2. Footers shall be a minimum of 24" wide and 8" deep

3. A concrete front porch and concrete walkway shall be provided to the edge of the house. Standard sidewalk shall be no longer than 30' and no wider than 42".

V. FLOOR SYSTEM

1.2"x10" floor joists 16" O.C. with bridging or laminating "I" beam system as recommended by code.

2. 3/4 osb sub flooring which shall be glued and nailed with bridging

VI. ROOF SYSTEM

1.A trussed roof rafter 24" O.C. with a minimum 5?12 pitch shall be used or hand framing at the sole discretion of the CONTRACTOR.

2. 7/16 OSB roof sheeting.

3. 235 pound,30 year self-sealing asphalt or fiber glass shingles over 15

pound felt.

4. Ridge vent system shall be used.

5. Front gable over hangs.

6. 6" fascia and 10"-12" soffit.

7. Metal drip edge.

VII. INSULATION PACKAGE

1. Minimum r-22 celulose in side walls

2. Minimum r-34 blown in ceilings of finished areas.

3. Minimum r-11 fiberglass batt in unfinished and/or unheated areas which are adjacent to finished areas.

VIII. EXTERIOR FRAMING/FINISH

1. 2"x6" - 16" o.c. wall framing w/ dbl. Top and single bottom plates.

2. 7/16" osb sheeting on exterior walls.

3. Standard selection of CERTAINTEED siding.

4. THERMA-TRU insulated doors

5. Exterior lights @ all exterior doors

6. Shutters (standard pre-finished colors) from MID-AMERICA

7. Aluminum gutters and downspout shall be provided.

IX. INTERIOR FINISH

1. All interior wall framing 16" o.c. w/ _" drywall

2. Vinyl flooring from builders standard grades provided for foyer, kitchen, utility rooms and bath rooms.3. Raised six-panel masonite doors w/semi-gloss paint

4. Standard trim w/semi-gloss paint

5. Wire-vented shelving.

6. Standard off-white paint /trim package.

X. PLUMBING

1.A 50 gal. BRADFORD electric hot water heater -location determined by builder.

2.A single anti-frost hose bib shall be provided on the front and rearof the house. The location shall be determined by the builder.

3. All sewer and water connections by the builder.

4. Waste and vent lines shall be PVC.

5. Water lines shall be poly-tex

6. Plumbing shall be provided for a washing machine in the basement or if provided in the standard plan on a finished living level.

7. Shut-off valves on all water lines and single lever faucets shall be provided.

8. Water line for ice-maker provided.

9. All additional basement plumbing extra.

10. Standard DELTA faucets

XI. ELECTRIC

1. A RHEEM furnace w/ central air shall be provided w/ a centrally located thermostat placed by hvac installer.

2. A 200 amp service panel shall be provided.

3. All basements shall have a minimum of 4 porcelain light fixtures.

4. All garages to have a minimum of 2 porcelain light fixtures.

5. All bedrooms shall have a switched wall receptacle.

6. A door bell shall be provided @ front entrance.

7. Exhaust fans provided in all bathrooms.

8. Recessed lights in kitchen and hall areas.

9. Service to the house and a completely functional electric system shall be provided.

10. All wet areas and outside receptacles to have GFI protected circuits.

11. A dining room chandelier, foyer light and bathroom lights shall be provided.

12. One lamp post installed w/ light fixture at end of walkway.

13. One mailbox post and mailbox installed at end of driveway.

XII. CARPETING AND OTHER FLOORING

1.It is recommended by the builder that all bath(s) powder rooms, kitchen, laundry rooms, and mud rooms shall be covered with vinyl or any other material other than carpet due to the high moisture content in those areas.

2.An allowance is provided for standard carpet installation and vinyl installation. (Contract to provide details)

XIII. WINDOWS

1. Harvey double hung tilt-in windows w/ full screens

XIV. KITHCHEN

1. A double bowl stainless steel sink w, DELTA single - lever faucet shall be provided.

2. Dishwasher is standard WHIRLPOOL or equal.

3. Range is standard WHIRLPOOL or equal.

4. A range hood w/ un-ducked fan (to exterior) and light shall be provided.

5. SCHROCK handcrafted kitchen cabinets. (Contract to provide details)

6. FORMICA or equal counter top provided w/ 4" back splash.

XV. BATHROOMS

1. A SHROCK bathroom vanity shall be provided, with imitation marble sink and DELTA. Single lever faucet shall be provided.

2. The commode shall be GERBER or equal and shall be white or bisque

3. A standard white or bisque LASCO one piece tub/shower combination

Shall be provided w/ a DELTA single lever faucet.

4. A lighted power vent shall be provided.

5. A wall mounted mirror above the vanity w/ a standard light fixture shall be provided.

 

XVI. BASEMENT LEVEL

1.The basement shall remain unfinished.

XVII. HOME CUSTOMIZATION PROVISIONS

1. The above specifications are for a standard home. Any following clarifications ,additions , deletions , revisions, and or modifications represent the customization of the above standard home. Any following provisions shall supersede any of the above specifications where they conflict.

2. Any up-grades/ additions made by the homeowner after contract is signed shall be paid to builder prior to commencement of that up-grade /addition.

XIX. WAIVERS

1. The builder reserves the right to replace any of the above materials

with that of equal or greater quality.
